From January 2023, Building Managers will be required to perform enhanced safety duties by law.

What is so important about fire doors?

Fire doors play a pivotal role in fire mitigation. Their specialised design ensures resistance to the spread of fire and smoke, creating vital fire-resistant compartments that contain the fire within a defined area.

With their fire-resistant properties, self-closing mechanisms, and intumescent seals, fire doors significantly reduce damage. By containing the fire at its source, these doors limit destruction, safeguard valuable assets, and protect lives.

Avoiding the huge one off cost of non-compliance

As a building manager or responsible person you are legally required to fulfil your duties under the Fire Safety (England) Regulations 2022, these are amendments to the Regulatory Reform (Fire Safety) Order 2005.

In the UK article 17 of the Regulatory Reform Fire Safety Order indicates that the responsible person is to ensure that all fire doors are subject to a suitable system of maintenance and are maintained in an efficient state, in efficient working order and in good repair.

The code of practice for fire safety BS 9999 recommends that fire doors are to be inspected by a competent person at least every six months. It also suggests that fire doors in high-traffic areas be inspected more frequently.
